30 czerwca weszła w życie Rekomendacja S, którą wydała Komisja Nadzoru Finansowego. Od dziś w większości banków trudniej o kredyt hipoteczny. Zmieniają się zasady wyliczania zdolności kredytowej. Jak zaznaczają eksperci, wprost przełoży się to na utrudniony dostęp do kredytów hipotecznych.
Wszystko wynika z najnowszej Rekomendacji S, wydanej przez Komisję Nadzoru Finansowego. Banki będą zobligowane do przestrzegania nowych wytycznych, co, jak zaznaczają eksperci Expandera, może oznaczać, że „w przypadku okresu spłaty 35 lat dostępna kwota kredytu może zostać sztucznie obniżona o niemal 100 tys. zł”. Jednocześnie rekomendacja zawiera również zapis, który jest dla klientów bardzo korzystny. Banki muszą bowiem wprowadzić oferty kredytów ze stałym oprocentowaniem (niezależnym od WIBOR) na co najmniej pięć lat. Zapis będzie działa wstecznie. Będą z niego mogli skorzystać także ci, którzy już spłacają zaciągnięty kredyt.
