W Warszawie, Krakowie i Gdańsku, czyli rynkach najmu najmocniej dotkniętych przez pandemię, sytuacja zaczyna się stabilizować. Z raportu Expandera i Rentier.io wynika, że w ciągu ostatnich 3 miesięcy stawki pozostają na stabilnym poziomie.
W dłuższym okresie, czyli w porównaniu do poziomu przed rokiem, jest w tych trzech miastach o 9 proc. taniej, a we wszystkich 15 badanych przez analityków miastach o 3,9 proc. taniej. To dobra wiadomość dla osób mieszkających w najmowanych mieszkaniach, a zła dla właścicieli tych mieszkań. Tych ostatnich może martwić również to, że przeciętny okres pustostanu zwiększył się do 2 miesięcy. Biorąc pod uwagę niższe stawki i dłuższy okres kiedy mieszkanie stoi puste, analitycy szacują, że dochody wynajmujących spadły o około 20 proc., a w Krakowie, Gdańsku i Warszawie nawet o 25 proc. Mimo to, inwestycja w mieszkania na wynajem wciąż przynosi średnio 9-krotnie wyższe zyski niż przeciętna lokata bankowa.
