Początek 2022 roku charakteryzował się rekordowym poziomem nowej powierzchni biurowej na ośmiu głównych rynkach regionalnych w Polsce. W pierwszym kwartale trafiło tam łącznie 244 tys. mkw. powierzchni, czyli o blisko 20 tys. mkw. więcej niż w całym 2021 roku. Jak podkreślają przedstawiciele firmy JLL, szczyt nowej podaży w tych miastach jest dopiero przed nami. W kolejnych trzech kwartałach deweloperzy planują oddać tam dodatkowe 200 tys. mkw. powierzchni na wynajem.
- Znaczące zwiększenie nowej podaży przyczyniło się do wzrostu współczynnika pustostanów, który na koniec pierwszego kwartału 2022 roku w ośmiu głównych rynkach regionalnych wyniósł 15,5 proc.
- W pierwszym kwartale 2022 roku popyt brutto na ośmiu głównych rynkach regionalnych wyniósł 153 500 mkw.
- Stabilny popyt na powierzchnie biurowe klasy A oraz rosnąca presja kosztowa przełożyły się na lekki wzrost stawek czynszu dla nieruchomości położonych w najlepszych lokalizacjach.
